Interior Designer I Procurement Manager

This project brief required TONIK to provide interior design and procurement management services for Edenwood House, a Build to Rent development in Cricklewood, North London. Comprising a collection of studio, one, two and three-bedroom apartments alongside a range of amenity spaces, the development was designed to offer a contemporary rental experience that balances practicality, comfort and a strong sense of identity. Working closely with the client team, TONIK played a key role in developing and delivering the interiors, ensuring a cohesive resident experience across both private and shared spaces. 

For the apartments, the design approach focused on refining and enhancing the residential offer to create homes that feel welcoming, characterful and highly functional. A timeless palette of durable materials and finishes established a consistent foundation throughout the scheme, while carefully considered injections of colour, texture and pattern introduced warmth and personality. The aim was to move beyond the often-uniform aesthetic associated with rental accommodation, creating interiors that feel residential, inviting and genuinely lived in. 

A key element of the project was the creation of fully styled show apartments, designed to showcase both the quality of the specification and the lifestyle offered at Edenwood House. Through carefully selected furniture, layered accessories and thoughtful styling details, the apartments were curated to help prospective residents immediately connect with the space and envision themselves living there. Every design decision, from furniture layouts and material selections to artwork and decorative elements, was made with the end user in mind. 

Alongside the apartment interiors, TONIK was appointed to develop and deliver the amenity spaces, taking forward an existing design direction established during the earlier stages of the project. Building upon the initial concept, the team refined the design through finish selections, sample reviews, specification development and procurement management, ensuring the spaces could be successfully realised within the project's programme and budget requirements. This process included the continued development of key communal areas such as the lobby, gym and residential coworking lounge, helping to create a cohesive experience throughout the development. 

Procurement management formed a fundamental part of TONIK's role on the project. Working across sourcing, budgeting, logistics, quality control and installation, the team managed the journey from product selection and specification through to ordering, delivery, installation and showroom staging. This hands-on approach ensured consistency between the design vision and the finished spaces, allowing every detail to be carefully curated to offer an integrated resident experience throughout the development. 

The result is a contemporary Build to Rent scheme that combines thoughtful design with carefully managed procurement. Edenwood House demonstrates how an integrated design and delivery approach can create residential environments that are both operationally effective and emotionally engaging, offering residents a place that feels truly like home.
